The name Seychelles is famous the world over for its legendary beauty, rolling from verdant peaks, through primeval forests, down to powder-soft beaches framed by timeless granite boulders - where the only footprints you’ll find will be your own.

The Seychelles consist of an archipelago of more than 116 islands lying off the East coast of Africa, northeast of the island of Madagascar. This unique archipelago just south of the equator cluster around the principal islands of Mahé, Praslin and la Digue while the coral islands, more numerous still, extend in a gleaming arc towards the shores of East Africa. Perfect for all year round sailing.

The islands enjoy a glorious tropical climate all year round and with all but its remotest, uninhabited islands lying well outside the cyclone belt, there are few extremes in weather conditions.Temperatures vary only slightly all year long and the weather is always pleasantly tropical, ranging between 24° C to 31° C. There are only two seasonal variations during the year in the Seychelles: The cooler season during the southeast monsoon that stretches from late May to September and the warmer season during the northwest monsoon that lingers from March to May.

The Eden Island Marina will offer state-of-the-art facilities for super-yachts, cruising yachts and local leisure craft. There will be approximatley 600m of piled pontoon berths with almost a third of these available for super-yachts. Pontoon width will be 4m with freeboard of 750mm and 500mm. Berthing will be available astern to or alongside, depending on occupancy. With stern to berthing there will be laid lines for securing bows. The depth of the water is 11m but draft at the marina will be restricted to 5m. There will also be a host of comprehensive services provided alongside. Each berth will have power, water, two land-line telephone connections and a cable TV. Power will be single and three-phase (up to 250 amps).

There will be three types of properties for sale, apartments, “maisons” and villas. The one to three bed apartments range in size from 60m² to 160m², each apartment boasts extended covered verandas, making the outside part of the inside. All bathrooms are en suite and features a shower and bidet with a bath as an optional extra. Each apartment also comes standard with air conditioning and also its own berth - what could be better!!

Maisons (private and spacious duplexes) vary from three to four bedrooms, all with en suite bathrooms featuring showers, baths and bidets. Maisons are designed, like the rest of Eden Island, to reflect the unique architecture of the Seychelles. Finally if if you prefer something a little larger one of the unique villas may be the solution. The villas range in size between 250m² and 600m², with stunningly big verandas, inviting the exotic landscaping and immaculate views inside.

All properties in the Eden Island residential development will be sold and transferred to Purchasers on freehold title. In the case of the maisons and villas, purchasers will acquire individual freehold title and in the case of the apartments, freehold title will be in terms of the condominiums Act of Seychelles. With regard to the moorings I understand that these will be available on a 99 year lease which can then be linked to an individual property, so that you have the title to both property and mooring.

The project is currently underway and due for completion in 2011, and as I always say, if if this is paradise take me to it!!
